Introduction
Puddle Cottage is a terraced cottage set in the village of Tredington, Warwickshire. It is part of an 18th Century mill building and is in a conservation area. There is a parking area for one car and a garden at the rear of the house. We aim to meet the needs of all of our guests, however, due to the nature of the property this can make access for guests with limited mobility difficult and the house is unsuitable for wheelchair users.
Puddle Cottage is located on Mill Lane with three semi-circular steps to the front entrance. These are 5", 7", and 7" in height with a lip of 1" at the top. The front door is along a passage and is 29" wide with a 2" step up and a 7" step down.
Pre-arrival

- The house has gas central heating with a combi boiler and guests are able to control the timing of these.

Arrival and car parking facilities
- Directions will be posted before your arrival date.
- Ring the door bell at The Mill and we shall give you the keys and a tour.
- You can unload outside of the house in Mill Lane, assistance with luggage can be provided if requested in advance.
- There is normally only space for one car but for guests with limited mobility special arrangements can be made.
- We have a comprehensive information folder and plenty of leaflets on local attractions.
Ground Floor
From the hallway there are doors into the kitchen / living room / dining room. The kitchen / living room / dining room is on the ground floor. There are two external door entrances into the house. The front door has a lip with a step down into the house. The French windows into the courtyard garden (42" wide double doors) have a step up of 7" and a step down on the other side of 11" and then two steps of 9" and 7" up into the garden.
The kitchen / living room / dining room has a tiled floor with rugs. The living room space has two sofas. There is a 32" LCD TV, DVD player, DAB radio, and iPod docking station. There are curtains on the windows.
The kitchen/breakfast area has a pine table with four chairs and French windows that lead onto the garden, which has a table and seating for four.
In the kitchen there is a fridge/freezer, a cooker with electric oven and hobs, full size dishwasher and a sink. The worktop, sink and hob are 90cm high. There is enough crockery, cutlery and glasses for 4 guests. Tea towels, oven gloves, and cleaning products are provided. There are blinds to the window.
There is one carpeted stairway up to the first floor. The minimum width of this double kite-winder staircase is 29 1/2".
First floor
Bedroom 1 is carpeted and has a standard double bed, blanket box, dressing table and stool, wardrobe, bedside lamps and vanity and long mirrors. The bedroom has curtains.
The bathroom has a shower, lavatory, hand basin, with mirror and light with shaver socket, and a towel rail. The shower has a 14" step up. The bathroom has wooden venetian blinds.
There is a cupboard on the first floor containing a washing machine and tumble drier stacked vertically.
The staircase to the second floor is a minimum width of 27".
Second Floor
On the second floor is an en-suite bedroom and bathroom. The bedroom has two standard 3' beds, which can be joined together to form a king-sized double bed. There are bedside lights, vanity and long mirrors, wardrobe, chest of drawers, and a bedroom chair. The bedroom has wooden shutters. The floor has bare boards with rugs.
The bathroom has a bath (with shower over), lavatory, hand basin with mirror, and light with shaver socket and a towel rail.
General
All electrical sockets on the ground floor are 4’ from the floor.
All bedrooms have feather-free duvets and pillows.
We would request any prospective guest who is planning to visit the cottage to make us aware of any mobility issues at the time of the enquiry so we may be sure to correctly advise them in order to avoid any disappointment.
Outside
To the rear of the property is a slated terrace garden space with wooden seating and a table for four people. There are uneven steps down to the mill stream.
